Template update problem-PLEASE help

When I make changes to the template attached to my site, the template updates
the attached files, but when I open them, the changes are not visible in the
design view. If I F12 them, I can see them, and they are in the code, but the
editable regions completely disappear in design view. My editable regions are
located mostly in a table where each cell is a different editable region- could
this have something to do with it?

Show me the page, please. I doubt that the problem is the one you mention.
