I have successfully used Dreamweaver's (DW) Find and Replace (F&R) on source
code to update the Template Properties of files sitewide. However, although the
code changed, the changes to the files were saved and are visible by viewing
the source code of each file posted live on the webserver, the changes to the
template properties are not rendered correctly on the page.

But, if each individual file that was previously updated using F&R on soruce
code is opened again in DW and the Template properties dialogue / update screen
is opened and then closed (even without making any changes to the template
attributes), DW registers that the file has been changed (with the asterisk
next to the filename). If this file is then re-saved and posted to the live web
server, the changes to the template properties are correctly rendered. This is
even though there has been no actual change to the source code of each file.

Seems like DW does not register search and replace changes to Tempalate
Properties as a file change/update.

Any ideas ?

Don't do it that way. It won't work.

There is no substitute/shortcut for the correct procedure which triggers the
template engine to examine the parameter values and invoke the proper
response (F&R doesn't do this). Open each page and MODIFY | Template
Properties.

thanks - problem is that we have literally thousands of files which sometimes have a common change to template properties so we were looking for a shortcut.

Using Templates with thousands of files is a bad situation in the first
place. I'm afraid that you are suffering from the impact of that decision
in this case. If it were me, I'd take advantage of the template
functionality to integrate SSI into the site so that this issue doesn't crop
up again.
