Nearly all of the clients my firm builds web sites for ask for Contribute once
we tell them about it. The program allows us to create web standards-compliant
pages with locked and unlocked areas. Our clients add their content into the
unlocked areas. Typically we write a customized training manual for each web
site we create and give our clients an hour of training. We've used Contribute
for about 3 years and our clients are very happy with the program.

Also, I understand that Contribute 4 is due out in about a month and one of
the new features will be to allow users to create absolute links. That will
make this program ideal for people who send out newsletters.

That's the way to go. It's targeted at exactly this market.

use something designed for that-

My current client is a real estate guy who wants to be able to
add/remove/edit his property listings as their status changes. This
would
include adding/removing photos, text, etc.

I think the client would go mad using CT to do this job....

Yeah, I made the same mistake by recommending Subversion... My eyes saw
content manager but my brain was thinking version tracking since that's
what I've had my head buried in for the last couple weeks. Sorry if I
added to the confusion.

For Content Management - for *static* sites, Contribute is not a bad
choice. There's a pretty easy workflow between Dreamweaver and Contribute
and it's really easy to use. I have a client with 6 computer fearful users
in a County Government office using it and one day their administrator
called me and asked if she was doing something wrong "because it just
can't be this easy" I assured her that it was that easy and they have
been tickled with it ever since. Now if you have a dynamic site or the
site is going to be huge then more robust database driven CMS will be in
order, but that doesn't sound like what you are replacing or looking for.
Sounds like Contribute will work fine.

In the past I have used Microsoft VSS (Visual Source Safe) as a
code/content management system.

VSS is for code versioning. It's not a CMS.
